Terms of Service & Contracting Agreement
Last Updated & Effective Date: January 1, 2026
Welcome to Exterior Images LLC. These Terms of Service ("Terms") govern your use of https://exteriorimagespainting.com, our estimates, our Client Portal, and our contracting services provided by owner-operator Scott Sprague.
1. Estimates & Quoting Policy
- All estimates provided online or in-person represent competitive assessments based on visible conditions at the time of inspection.
- Estimates remain valid for thirty (30) calendar days from issuance.
- Concealed rot, insect damage, structural deterioration, or scope additions requested after contract execution will be documented and priced via a formal written Change Order prior to commencement of extra work.
2. Standard 3-Tier Milestone Payment Schedule (1/3 – 1/3 – 1/3)
Unless explicitly modified in a written contract signed by Scott Sprague, all contracts adhere to the following mandatory payment schedule:
- Milestone 1 (Deposit): Exactly 1/3 of the contract total is due upon contract signing. This locks your scheduled slot on our calendar and funds initial material procurement.
- Milestone 2 (Progress Halfway): Exactly 1/3 of the contract total is due at a reasonable, agreed-upon halfway milestone (e.g., surface preparation, power washing, scraping, carpentry rot repairs, and full primer application completed).
- Milestone 3 (Final Completion): The final 1/3 balance is due immediately upon project completion, punch-list walkthrough, and client satisfaction verification.
3. EPA Lead-Safe Certified Renovations (RRP Compliance)
For structures constructed prior to 1978, Exterior Images LLC operates under strict compliance with the EPA Renovation, Repair, and Painting (RRP) Rule (40 CFR Part 745). Homeowners will receive the official EPA "Renovate Right" educational pamphlet. Containment barriers, HEPA filtration, and certified disposal methods will be utilized.
4. Weather & Environmental Conditions
Exterior coatings require strict temperature and humidity parameters for proper curing (typically 50°F+ and below 85% relative humidity). Scott Sprague reserves the right to pause exterior painting during unworkable precipitation, extreme moisture, or freezing conditions. Such weather pauses do not constitute breach of contract.
5. Warranties & Guarantee
Exterior Images LLC warrants all labor and coating applications against peeling or blistering resulting from defective workmanship for a period of two (2) years from project completion, subject to proper substrate integrity.
